Showing your Home-This is easily the #1 reason that your home will sell. How it looks, how it “feels”, and how it “shows” is critical. Think of what a model home looks like. Model homes do not have clutter anywhere. They are all professionally cleaned, and have a nice fragrance in the air. They may have the smell of fresh paint, fresh cleaning product, a candle, etc…They also usually have low volume generic background music playing. Remember, your home will be one of 5 to 10 that the prospect will see that day. You are competing with the other homes, so we will help you make sure that your home shows better than any of the other homes. After all, your home is "competing" with all of the other homes on the market. Our listing agents will offer to show you some of the other homes with which you are competing.
Marketing-Remember that perception is reality, and your home is more likely to sell if it is presented in a professional manner with maximum exposure. Part of getting exposure includes networking with other realtors, doing open houses, and marketing your home effectively. We list your property on the MLS and on Realtor.com which gives it a powerful internet presence, so it is important to have your listing stand out in every way. We do this by adding professional pictures, an eye catching description, and a competitive sales price with detailed information. Inside the home, we include professionally made business cards, brochures, so that the prospects remember your home after they leave. Our marketing materials encourage the prospect to take notice of the features in your home, and point out the positive selling points. For example, a sign in sheet will help keep the prospects in your home for a longer period of time. Additionally, we also include small stand up signs that point out to the prospects the selling features about your home. Many realtors do not offer these types of marketing materials in their listings.
Open House for Realtors-An open house exclusive to realtors is very important when listing your home. Our firm networks with other realtors each month, and hold an open house for realtors only. This gives exposure to other agents offices and puts your property on their mind when they speak with their clients. The realtor open house is
a golden opportunity to “showcase” your home.
Open House for the Public-We also offer open houses on the weekends or during the week for the public. This is another opportuntiy to showcase your home and get a "buzz" going from people that may see it. Often times, they will tell their friends or relatives that are in the market to buy a home. We can coordinate with you so that you are not inconvenienced when an open house is being held. Many other realtors do not ever do an open house for their listings. We include open houses with all of our listings to give our customers the maximum exposure.
Showing Service- This is another important service that is included with your listing is a showing service that sets appointments, and contacts you each time your property is about to be shown by a realtor. This gives you a heads up in case you need to spruce up the home. It also let's you know when someone came to your home, so you have an idea of how often your property is being shown. Agents will often skip showing properties that are NOT on a showing service. We offer a showing service with each of our listings. This is a service that other realtors avoid using to cut their costs. We spare no expense at making sure that your home is getting the maximum exposure.
Electronic Key Box-We use an electronic keybox for a number of reasons. An electronic keybox is a device that will keep a record of the traffic that has entered your home. This is important for your home's security, and more importantly, it allows us to gauge if the property is reasonably priced. We can look up a report, and let you know on weekly basis how often your property is being shown, and who has accessed your property. Other realtors may use combination locks which do not give you the maximum benefit from your listing. This is another reason that sets us apart when it comes to listings.
Pictures-A picture is worth a thousand words. So, our pictures are taken with a professional high resolution digital camera. You pictures will show the best features of your home, and will make prospects want to come and see it for themselves. This is important because realtors and prospects often will “skip” listings that do not have pictures or ones that are poorly taken.
Good Description-The description is what appears on the MLS, Realtor.com, and other internet sites. It includes important features that would set your home apart from other homes in the same price range. Think of unique features that you may take for granted. This may include a large yard, custom interior features such as roman arches, upgraded faucets, garden tub, etc We will author an enticing description and coordinate with you to ensure that nothing is left out.
Professional sign-Your sign should be something sturdy to withstand weather elements, and has a clearly readable phone number. The sign should also be professional, and appealing to the eye with a creative logo. We offer clean, professional signs that are sure to draw attention to your home.
